The Importance of a Building Survey

Buying a house is often the largest long term financial commitment most people will ever make. If you want to be fully aware of the condition of a potential property then a Pre-Purchase Survey or building survey is essential. The purpose of a ‘valuation’ survey carried out by a bank is to assess whether the property is good security for the mortgage or loan. It will not provide you with detailed information on the condition of the property.A ‘building survey’ or ‘structural survey’ carried out by a Chartered Building Surveyor will provide you with the information and advice you need to make a decision on whether to proceed with the purchase of a property or to look elsewhere.A full building survey will advise on the condition of each part of the property, both internally and externally. It will describe the overall condition of each element, any defects encountered and give advice on the scope of any necessary works. The time to arrange to have a building survey carried out is the period between the acceptance of your offer (‘Sale Agreed’ stage) and well before signing contracts.
