Buying a house is often the largest long term financial commitment most people will ever make. If you want to be fully aware of the condition of a potential property then a Pre-Purchase Survey or building survey is essential. The purpose of a ‘valuation’ survey carried out by a bank is to assess whether the property is good security for the mortgage or loan. It will not provide you with detailed information on the condition of the property.A ‘building survey’ or ‘structural survey’ carried out by a Chartered Building Surveyor will provide you with the information and advice you need to make a decision on whether to proceed with the purchase of a property or to look elsewhere.A full building survey will advise on the condition of each part of the property, both internally and externally. It will describe the overall condition of each element, any defects encountered and give advice on the scope of any necessary works. The time to arrange to have a building survey carried out is the period between the acceptance of your offer (‘Sale Agreed’ stage) and well before signing contracts.

Big thanks to Patrick, Ashling and all of the team! We have requested a pre-purchase house survey and it really helped us to evaluate our investment and to narrow any potential risks to watch out for in future. The report we got back was very thorough and easy to navigate and understand. Everything was sorted out within few days and we could safely make our decision on purchase. Can’t recommend enough! Thanks again and all the best!
