Chartered Building Surveyors

Chartered Building Surveyors provide specialised services on all property and construction matters. This includes Structural / Pre-Purchase Surveys on all types of existing residential dwellings, new build construction and period properties.Services include:

  • An appraisal of the form and materials of construction.
  • A technical analysis of significant defects revealed and advice on appropriate further actions.
  • A budget estimate on significant repairs. Identification of less significant defects, general disrepair and shortcomings in the physical condition, maintenance and design of the building.
  • Highlight any statutory compliance or planning regulation issues.
  • Highlight deleterious or hazardous materials such as pyrite, lead pipes or asbestos and appropriate remedial action where such materials are found.

The title “Chartered” when related to a building surveyor, is a protected title and only those who have earned membership into the Royal Institution of Chartered Surveyors (RICS) have the right to use it. The title shows that a surveyor has achieved the ‘gold standard’ of professional competence. Chartered Building Surveyors are specifically educated and trained to carry out building inspections and other related services so you can be assured of the highest standards. Buying a house is often the largest long term financial commitment most people will ever make. If you want to be fully aware of the condition of a potential property then a Pre-Purchase Survey or building survey is essential.The purpose of a ‘valuation’ survey carried out by a bank is to assess whether the property is good security for the mortgage or loan. It will not provide you with detailed information on the condition of the property.A ‘building survey’ or ‘structural survey’ carried out by a Chartered Building Surveyor will provide you with the information and advice you need to make a decision on whether to proceed with the purchase of a property or to look elsewhere.A full building survey will advise on the condition of each part of the property, both internally and externally. It will describe the overall condition of each element, any defects encountered and give advice on the scope of any necessary works.The time to arrange to have a building survey carried out is the period between the acceptance of your offer (‘Sale Agreed’ stage) and well before signing contracts.
