Chartered Building Surveyors

What is a Chartered Building Surveyor?

Chartered Building Surveyors provide specialised services on all property and construction matters. This includes Structural / Pre-Purchase Surveys on all types of existing residential dwellings, new build construction and period properties.

Services include:

  • An appraisal of the form and materials of construction.
  • A technical analysis of significant defects revealed and advice on appropriate further actions.
  • A budget estimate on significant repairs. Identification of less significant defects, general disrepair and shortcomings in the physical condition, maintenance and design of the building.
  • Highlight any statutory compliance or planning regulation issues.
  • Highlight deleterious or hazardous materials such as pyrite, lead pipes or asbestos and appropriate remedial action where such materials are found.
Why Use a Chartered Surveyor?

The title “Chartered” when related to a building surveyor, is a protected title and only those who have earned membership into the Royal Institution of Chartered Surveyors (RICS) have the right to use it. The title shows that a surveyor has achieved the ‘gold standard’ of professional competence.

Chartered Building Surveyors are specifically educated and trained to carry out building inspections and other related services so you can be assured of the highest standards. Chartered Building Surveyors are experts in diagnosing building defects and in building pathology generally. Click here to view the extent of services which are typically provided by Chartered Building Surveyors.

All RICS members must also continually update their knowledge and competence throughout their working life, which is completed through the RICS’s Continuous Professional Development ensuring that the client can be confident the advice they receive will be of the highest and most professional standard.

A Chartered Surveyor must also adhere to a set of practice standards and codes of practice which can be found at www.rics.org. The RICS practice standards and codes of practice are internationally renowned and regarded as a true mark of quality. All Chartered Building Surveyors must also carry comprehensive Professional Indemnity (PI) insurance.

Working in partnership with the RICS, the Society of Chartered Surveyors Ireland (SCSI) is the independent professional body for Chartered Surveyors working and practising in Ireland.

The Importance of a Building Survey

Buying a house is probably going to be the largest long term financial commitment that most people will ever make, and if they want to be fully aware of the condition of their potential property then a Pre-Purchase Survey or building survey is very necessary.

The survey that a mortgage provider completes is only to assess whether the property is good security for the loan. It will not obtain all the information you will need in order to know if the property is sound or not.

A building survey carried out by a Chartered Building Surveyor will provide you with the information and advice you need to make an informed decision on whether to proceed with the purchase or to look elsewhere.

A full building survey (known to many as a ‘Structural Survey’) will advise on the on the condition of each section of the property. It will list it’s condition and any defects encountered, and give informed advice on the scope of any necessary works.

The time to undertake a building survey is in the period between having an offer accepted and before exchanging contracts.
